What is the Real Estate Commission Calculator?

Compute commissions and net proceeds on a home sale. To use the Real Estate Commission Calculator, enter sale price, total commission, other closing costs, mortgage payoff; it returns total commission, net proceeds, closing costs, and shows them instantly as you type.

How real estate commission works

Commission is normally a percentage of the sale price, agreed in the listing contract and split between the listing and buyer’s agents. Because it is a percentage, a small change in the rate is a large dollar amount on a typical home sale.

Count the whole cost of selling

Commission is only one part. Add closing costs, repairs, staging and any mortgage payoff. The true cost of commission calculator shows what you keep after the commission and fees, and the real estate commission calculator handles the basic split.

Negotiating

Rates, who pays the buyer’s agent and the services included are negotiable and differ by market and brokerage. Compare written offers and the services behind each one, not only the percentage.

How to use the Real Estate Commission Calculator

  1. Enter your numbers. The inputs are Sale price ($), Total commission (%), Other closing costs (%), Mortgage payoff ($). Use figures from a lender quote or your tax bill where you have them, and keep the term and rate realistic. Fields marked optional can stay at zero.
  2. Read the result. The highlighted box gives the Total commission, and the cards below show Net proceeds, Closing costs. Tables and charts break it down further.
  3. Test other scenarios. Results update as you type. Change one value at a time to see what drives the answer, and press Reset to go back to the defaults.

Formula and how it works

Commission = sale price × commission rate. Net proceeds = price − commission − other costs − mortgage payoff.

Example with real numbers

Here is the Real Estate Commission Calculator using the default values shown in the calculator above:

Inputs

Sale price ($)450,000
Total commission (%)5.5
Other closing costs (%)1.5
Mortgage payoff ($)200,000

Results

Total commission$24,750.00
Net proceeds$218,500.00
Closing costs$6,750.00

With these inputs the calculator returns Total commission: $24,750.00. Change any value in the calculator to see how the result moves.

What if you change one input?

Sensitivity check: raising Sale price ($) from 450,000 to 540,000 (about 20% higher) and leaving everything else as in the example above changes the results like this:

ResultExampleAfter the changeChange
Total commission$24,750.00$29,700.00+20%
Net proceeds$218,500.00$302,200.00+38.3%
Closing costs$6,750.00$8,100.00+20%

The input that moves the result most is the one to check twice. Change it in the calculator above to test your own case.

What the results tell you
